Scout turns thousands of public Lagos property listings into clean, comparable market data — median sale prices, annual rents, and implied gross and net rental yields for every major neighborhood. We aggregate listings each month, normalize prices to naira, remove duplicates and outliers, and publish the medians so buyers, renters, investors and developers can see the real numbers before they commit.

We're deliberately transparent about how the numbers are made and honest about their limits: these are asking prices, not transaction prices, and we show the sample size and confidence behind every figure. Our net-yield model — the Lagos Reality Factor — subtracts the real costs every landlord carries (generator diesel, estate service charge, management and maintenance) that no listing ever shows.
